Listing - Contract to Close

We keep you on track and moving towards closing. We stay in communication with all key players to the contract; you, your sellers, the other agent, attorneys, and lenders, etc. Important dates are added to your calendar so you always know what is going on. We gather and maintain all documentation throughout the transaction.

Never miss an important date or deadline! We keep track for you. Critical dates are on the calendar. We manage all documentation, coordinating, scheduling, communication between all parties, and compliance items.
Administrative Services
Drafting Offers $50 per offer and includes one revision.
Agent Collateral $100 (max three per property) includes Open House flyers, Just Listed, Under Contract, Sold flyers made for printing and/or social media.
Compliance Only Services
We offer Compliance Only Services in any state.

Pre-Listing Services
We offer two types of pre-listing services.
MLS Only - we enter the listing into MLS based on the details you provide, upload disclosures and other attachments and create the compliance file.

Full Service - this one is the whole she-bang! We schedule pictures and measurements, enter the listing, upload disclosures and other documents, create the compliance file, announce the new listing on your preferred social media (up to 3 marketing announcements including new listing, under contract, and sold), reverse prospect as requested throughout the listing, and set open house dates in MLS.

Agent Responsibilities
Yes, our agent’s do have some responsibilities
Alert a member of our TC team of a new contract as soon as possible;
Dotloop subscribers, add barb@advantageclosings.com as a team member for TC assignment;
Provide ratified contract, disclosures, lender pre-approval, and client contact information at time TC services are requested;
Maintain open lines of communication with your TC;
Share communications with your TC from clients or cross agent in a timely fashion, that may affect the transaction;
Negotiate all repairs. We will write up the repair request and send for signatures;
Advise clients on contractual obligations/major decisions;
Review Settlement Statement (HUD) for accuracy.
